Ground will be broken on Oct. 28th at Lehigh Valley Industrial Park VII. Developers of the property were given the final go-ahead from the Bethlehem Planning Commission on Thursday afternoon.
Construction for a new Curtiss Wright Flow Control Company building will begin immediately after the groundbreaking ceremony. They are expected to move into the building by December 2014, at which point they will leave their current Phillipsburg, N.J. location, according to Stephen Colbeth, the operations manager at Curtiss Wright.
The Curtiss Wright building will be on lot 82 of the LVIP property. The rest of the property will be sold to other industrial companies looking for office and warehouse space. Because LVIP is a non-profit, it is required to have so many jobs per acre, according to Charles Unangst of Hanover Engineering Associates, the company that will be engineering this project.
The Curtiss Wright building will be 160,000 square feet on a 12 acre lot. It will have the necessary parking for employees and adequate room for loading and unloading.
The commissioners first approved the necessary subdivisions on the property and then dealt with several other waiver requests for the project. The entire LVIP property along Route 412 and north of I-78 is now five separate lots, with lot 82 being reserved for the Curtiss Wright building.
The agreed upon subdivisions allow expansion of this LVIP property through the extension of two cul-de-sacs. Sidewalk regulations were waved along several streets within the property. Other sidewalks were deferred until such time that they seem necessary.
The board also approved development of a Trans Bridge park and ride station. Trans Bridge will be building a 22’ by 86’ bus terminal at 3156 City Line Place. The majority of the property will be for parking, with 384 parking spaces on a 4.01 acre lot.
