Residential development plan under scrutiny in Bethlehem Township

A 314-unit residential development sketch plan raised a myriad of questions surrounding road width and stormwater design during Monday night’s Bethlehem Township Board of Commissioners’ meeting.

The Green Pond Country Club Residential Development plan was peppered with questions by Commissioner Thomas Nolan, who expressed serious reservations about stormwater runoff and flooding in the area by Green Pond Road.

Commissioner Michael Hudak expressed concern about the plan to engineer Rocco Caracciolo, of developer JG Petrucci, about the width of the roadways to 19 feet to limit stormwater runoff.


In addition, the plan came under concern for the plight of migratory birds that would be adversely impacted by the potential development.

Commissioners took no action on the plan Monday night, with President Paul Weiss noting that the board was fully aware of the full gamut of problems facing the potential development. The most recent plan had been before the township’s Planning Commission last month where it faced many of the same concerns.

In other business, the board approved a resolution by a 5-0 vote to establish a policy requiring township residency for all board and committee members appointed by the Board of Commissioners. The resolution was introduced by Commissioner Michael Hudak who said he “didn’t feel it is in the best interest of township residents” to have decisions made on their behalf from individuals who did not actually live there.

The issue, Hudak said, came to light during the formation of many board and committees the township has created, such as the historical, advisory, stormwater and fire relations committees.

When Nolan raised an objection to the resolution, Hudak clarified the segregation was only allocated to appointments by the board or committee. After the clarification, Nolan supported the measure.
