Bethlehem Zoning Board denies use variance in South Side Bethlehem

BETHLEHEM, Pa. -

The Bethlehem Zoning Board approved three appeals at its meeting on Wednesday night and denied one use variance request.

Chris Morales’ request to acquire a use variance at 1029 E. 3rd Street was denied by the board. Morales hoped to use the property as a used car lot with a small office trailer to support his largely online sales of used BMWs.

Morales described his business, currently located in Schuylkill County, as “not your average used car lot.” He plans to have no auto repairs or inspections on the property and hopes that he could contribute to beautifying Bethlehem by improving this property. Morales has the option of appealing to the county.

At 421 Pine Top Place, Brian and Melissa Lynn will now be allowed to construct a single family detached dwelling on steep slopes. They have been granted a variance to use less acreage than required and to have a slope on the property be at a higher percentage than usually required.

The property of 928 Linden Street will be subdivided, splitting up the home and dental office currently on the property.

Timothy Lang, the dentist of the office section of the property, brought his appeal to the zoning hearing board because he believed that selling the properties together would prove difficult. The lot is currently non-conforming because it has both residential and commercial properties in a lot that is zoned to have one use.

Applied Motion Technologies on 629 Linden Street was granted permission to have a parking lot with an aisle not as wide as usually required. The property will also now be allowed to have three compact car spaces.

Two hearings were moved from Wednesday night’s agenda to the October 23rd meeting. Hearings about an off-premises billboard at 1501 Gary Street and a use variance and dimensional variance request by Morning Star Partners, LLC at 2 W. Market Street will be heard at that later date.
